Over the last 15 years interest in Eastern suburbs public schools has increased dramatically - overseas families are transitioning to Adelaide for the sole purpose of enrolling their children in the public school system.  Many are even splitting the family unit with either one of the parents residing in Adelaide with the children, whilst the other spouse returns home to continue working or running their business to financially support the family. Whilst this has been a wonderful event to kick the rental market along - it has taken its toll on local schools.  Many have been forced to restricting and/or even denying any new enrolments. After finalizing multiple property insurance claims for skylights and polycarbonate damaged in last years hail storm we finally had time to get the company car repaired! Thanks to Maio Crash Repairs and Maxton Insurance Brokers for their excellent service - our car no longer looks like a yellow golf ball!

A great way to start the new year - whilst external Office renovations have been underway we have managed to secure the office next to us - doubling our frontage and square meterage.

We apologise for any inconvenience to our Clients and Tradespeople - the Builders Harrold & Kite are doing a great job to minimize disruption best to park over Devereux Road in the Council car park in the mean time.

Internal works have started which will provide another work station and a much needed meeting room - everyone is looking forward to getting organized again!

21 years ago it all started - back then we were Action Property Rentals - 2003 the name was changed to give the business a clearer distinction. Above is the original office on the corner of Greenhill and Portrush Roads. A move to our current premises in 1998 provided a larger office and car parking - much to the relief of our tradesmen!

 


WHO IS YOUR PROPERTY MANAGER?

We have been talking to several investors lately who have been interviewing Property Managers to handle their properties.  They have been interviewing other Agents, and eventually during the conversation, it has been revealed that the particular staff Member attending is actually not the "Property Manager" at all! - Yes Agents have been employing staff as "Business Development Managers (BDMs)". BDM's are paid on a commission basis to build the number of managements for the Agency.  They complete the initial phase of arranging Landlords to sign on the dotted line of a Management Agreement and then that is the last you will see of them.  The file is then allocated to a Property Manager within the Agency - so the advice, appraisal, and promises initially made are all given by someone who will never manage your property - don't you find that a bit concerning? - We do! Anyone being paid a commission on number performance is going to go to extreme lengths to have you sign on the dotted line - be careful.  Always ask WHO will be managing your property?  How LONG they have been a Property Manager? How LONG they have been working at the Agency? These are by far more important than the usual fee structure question that people seem to think is always the priority.  The files we pick up from other Agents for Landlords that initially went with the discount Agency and then had problems have always cost them dearly!

Commencing Property Management in October 1983, Tania Wundenberg has accumulated a huge amount of experience - the kind that cannot be gained from text books. Tania is consistently "hands on" with the day to day running of a large property portfolio. She has successfully completed all Property Management Certificate Courses offered by the Real Estate Institute of South Australia with Distinction status and was subsequently engaged as a trainer for the Institute for many years.

Tania is highly respected by Property Management personnel in South Australia. She has been voted by her peers and elected to represent the industry state-wide through the Real Estate Institute Property Management Division Committee which reviews legislative issues and recommendations. She has also been instrumental in designing new documents and procedures for the Institute. There has been a lot of Media attention lately regarding Real Estate Agents misappropriating rent funds – one case involving literally thousands of dollars.  We recently handled the transfer of a file from one of the named businesses – our new client is very relieved given the revealing reports that are now being circulated – she made her decision at the right time!

It bemuses us how every new management enquiry focuses on queries regarding our fee structure.  What they should be asking is “Can I view your last annual CBS Audit report?” and “How often do you complete a Trust Account reconciliation?”  Reportedly we are one of the very few in South Australia who reconcile only a daily basis, and we are aware that there are some Agents who have not attempted to balance in over twelve months!!  Your investment is a very large asset – the selection of a property management agency to manage your property is important and worthy of serious consideration.
